Ich beantrage die vorzeitige Beendigung meines Mietvertrags durch Benennung eines geeigneten Nachmieters, der bereit ist, einen neuen Mietvertrag über das Mietobjekt zu im Wesentlichen gleichen Konditionen abzuschließen. Mir ist bekannt, dass der Vermieter bei Abschluss des neuen Mietvertrags die Miete anpassen darf und die Mindestmietdauer neu beginnt.
Ich akzeptiere, dass aufgrund des Verwaltungsaufwands im Falle einer nicht ordentlichen Beendigung (vorzeitiges Ausscheiden ohne Einhaltung der Kündigungsfrist durch Nachmieter) ein Entgelt in Höhe einer Warmmiete anfällt. Dieses Entgelt wird nur fällig, wenn die vorzeitige Vertragsbeendigung tatsächlich zustande kommt (Beginn des neuen Mietvertrags).
Ich nehme zur Kenntnis, dass der Vermieter den Nachmieter abzulehnen berechtigt ist, sofern persönliche oder wirtschaftliche Bedenken bestehen. Mit Beginn des neuen Mietvertrags wird mein bisheriger Mietvertrag aufgehoben.

I hereby request the early termination of my tenancy agreement by proposing a suitable replacement tenant who is willing to enter into a new rental agreement for the property under substantially the same conditions. I understand that the landlord may adjust the rent and restart the minimum rental period when concluding the new tenancy agreement.
I agree that, due to administrative effort, in the event of a non-regular termination (early withdrawal without observing the statutory notice period through a replacement tenant), a fee equal to one month’s gross rent (Warmmiete) shall apply. This fee becomes due only if the early termination actually takes effect (upon commencement of the new tenancy).
I acknowledge that the landlord is entitled to reject the proposed replacement tenant if there are personal or financial concerns. Upon commencement of the new tenancy, my current tenancy agreement shall be deemed terminated.
